Selling your home is very much a 2 way street. If you don't have both parties feeling that they are comfortable with the transaction then you may be doomed from the beginning.
A big part of this is finding out what is important to the buyer. The easiest way to do this is by asking lots of questions and then listening to what they have to say. A good salesperson should be able to do this in a casual non-threatening way. If you are going to sell your home on your own you need to be a good salesperson or at the very least a good listener.
One thing that you should avoid doing is to talk to much. Having a possible buyer walking thru your home should be exciting. They are showing some interest just being there and that is a good thing. But realize that what you are most proud of in your home may be low or even non-existant on the priority list for them. They have their own reasons for liking or disliking different aspects of your home. Find out what these are and you may improve your chances of selling your home!!!
